Check-In / Check-Out

Guest check-in is any time from 3pm – 9pm on the day of arrival. Guest check-out is by 11am on the day of departure. Please give us a call about availability for late check-out or check-in.

Booking Deposit

A 50% deposit will be taken upon reservation to secure your room. Cancellations must be made at least 14 days prior to arrival date to receive a full refund. Cancellations made less than 14 days will be charged the amount of the 50% deposit.  Early departures will be charged a $75 fee.  To avoid this fee please revise your reservation 14 days prior to check in.  No-shows will be charged the initial 50% deposit.  As a “no show” any remaining nights on your reservation will also be cancelled. 

Taxes & Fees

All stays are subject to applicable local and state taxes.

Check In Credit/Debit Authorization

When booking your stay, your credit card will be pre-authorized for 50% of your stay.  At check in, the card on file will be charged for the remaining 50% balance of your stay plus a $49 cleaning fee.  A Fee of $100 will also be collected as a security deposit.  Upon check-out your security deposit will be refunded.

Extra Persons

Nightly rate is based on double occupancy.  Additional occupants are $35 each per night.  Toddlers and Infants under 3 are excluded from this fee.  Our 190BH bunk house model is also excluded from this additional occupant fee.  Linens are available for those reservations with more than two people.

Bike Policy

We offer complementary bikes to Urban Woods guests.  Riders must be proficient enough to safely operate the bicycle. You will need to sign a waiver accepting liability for any damages or injury. We kindly ask that you return the bikes immediately after you are done riding them for the enjoyment of other guests as there is a limited quantity available. Bikes must be returned before dark.  Use of provided locks is mandatory. 

Dog Policy

Please note, at this time, Urban Woods does not allow any pets.  If you have questions regarding our pet policy, please give us a call. 

Smoking Policy

Urban Woods does not allow smoking in any trailer or community space, including the retro game room and fire pit gathering area.  An additional $250 cleaning fee will be assessed if our smoking policy is violated.

Children

Children are welcome at Urban Woods.  We have a variety of activities to keep kids entertained.  We are also able to recommend fun adventures and activities through independent companies such as river rafting, fly-fishing, zip-lining, etc. Please note that children must be well behaved and respectful of other guests. Unruly behavior, loud voices, and “horseplay” are not permitted. We ask that parents remain aware of their child’s behavior.

Friendly Neighbor Policy

We all like to have fun, but please remember to be mindful of others. Excessive noise and public inebriation are not allowed. Guests who violate this policy will be asked to leave immediately and will not be refunded for any portion of their stay.

Security

Urban Woods is not liable for missing, stolen, or damaged property.

Public Access

Out of respect to the privacy of our guests, Urban Woods is open only to our guests and their personal invitees.  Guest visiting hours are between 8:00 am – 9:00 pm.  Quiet hours are from 10pm to 8am.
